Block 7 Property (Downtown) - "Sorel Quarter"
Block 7 is a 26-unit sing family attached row-style townhome development. An application for final plat has been received. The developer and city staff continue to work on a developer's agreement, and we anticipate the council being able to consider approval of everything very soon.
Centerville Elementary School Expansion
The school's expansion project is nearly complete. Staff has planned an open house during Fete des Lacs (July 14), from 5 to 7 pm.
Old Mill Estates 1st & 2nd Additions
Old Mill Estates 1st is 14 residential single family homes. Old Mill Estates 2nd is 18 residential single family homes. The developer has begun work and is looking to finalize his punch list very soon. City staff and the homeowner adjacent to the trail on Old Mill Court have been exploring an alternative to the boardwalk concept. We would be moving a retaining wall, without encroaching on the wetland. The wall can move about 4 to 5 feet, which is looking like a more financially feasible option at this point and one that both the city and homeowner can be happy with.
Centerville Self Storage (20th Avenue Centerville Self Storage)
Centerville Self Storage is a 28-unit mini storage facility located at 6965 20th Avenue S Centerville Self Storage held their Grand Opening on June 7, 2022.
Bay View Villas (Waterworks Site)
Bay View Villas are residential, detached 18-unit townhomes. The project is nearing completion. Staff met with the developer to review remaining punch list items.
Atlas Villas Memory Care Project (1825 Main Street)
Atlas Villas Memory Care is a 16-unit senior living/memory care facility located at 1825 Main Street. In June 2022, the Planning and Zoning Commission approved a one-year extension for the Interim Use Permit that was granted to allow time for the facility to hire staff and to account for delays due to supply chain issues and labor shortages.
A Kwik Trip convenience store, with car wash, gas and diesel fuel is underway. The store will be located just west of MidwestOne Bank along Main Street. Staff has been working with Kwik Trip's staff to get agreements in place. The owner has communicated that construction could begin by mid-summer 2022.
Norbella Senior Living
Norbella Senior Living is a 40-unit, High Acuity Assisted Living and Memory Care facility. Work on the interior of the building continues, including HVAC, plumbing and electrical. A September 2022 opening is the anticipated timeframe for opening.
Peterson Shores is a two-single-family lakeshore plat (originally one parcel). The plat has been recorded, and the newly created lot is on the market.
Sutton Transport is a 60-doc trucking and warehousing facility located in the industrial area along the west side of 21st avenue across from Distribution Alternatives. The facility includes a 40,000 square foot warehousing area, offices and a 3 bay service station for light repair. The buildings walls have been erected, and work on the site utilities continues.
2050/2070 Main Street - American Roofing Supply
This is a commercial roofing supply company located at 2050/2070 Main Street. Work on the site is in full swing; interior work is also being completed.
Max Storage (Fairview Street)
Max Storage is a 16 unit large mini storage facility located at 2010 Fairview Street. A building permit application has now been received. Staff also met with the owners to discuss scenarios related to the possible realignment of Fairview Street.
Amazon Fulfillment Center
Construction is expected to begin in July of 2022 and should wrap up in the fall of 2023.
City engineering staff will be working with County and Lino Lakes engineers to begin prioritizing the use of transportation related funds from the development. A first step will be to complete a corridor study of the 20th Avenue (CSAH 54) route from Main Street to Birch Street. This study will help guide intersection improvements to enhance safety and ensure traffic flows freely.
